14 NEWRY ST, RICHMOND

4 beds, 3 bath, 1 car

Extraordinary space, light and thoughtful design distinguish this renovated Victorian family home in Richmond.

The vendors bought the property 20 years ago and added to it as their family grew, first building a second-floor 'parents retreat', then updating the kitchen and laundry and installing a new timber floor and a pool.

They also laid a new concrete slab to replace the old stumps.

"We just wanted to create a really family-friendly home, which you don't get very often in Richmond," vendor Catherine Roosenburg says. "I designed the renovation myself, for me as a working mum."

Situated in a quiet Richmond street, the "very light and bright" property blends period features and style with expanded space and lifestyle ease.

Behind its double-fronted heritage facade, a surprisingly wide, high-ceilinged hallway adorned with ceiling roses, cornices and arches leads past three large carpeted bedrooms featuring built-in robes and fireplaces, and an adjoining bathroom.

Beyond its original section the house opens into a large, bright open-plan kitchen-living area with folding glass doors onto a decked courtyard and pool area.

A dining room off the living area can comfortably host a dinner party for 10, Roosenburg says, while folding the kitchen doors away creates a single, inviting indoor-outdoor space.

In the kitchen, a stone-topped breakfast bar and the chevron oak floorboards laid throughout, is a pantry and second, "children's cupboard" specially designed for snacks and schoolbags.

An adjoining "butler's laundry" provides plenty of storage for appliances and a "drying cupboard" for uniforms and work shirts.

Another family-friendly feature is the third bathroom, with direct entry from the pool area.

Upstairs the spacious master bedroom enjoys city views and a balcony. There is also a giant walk-in robe, second wardrobe space and ensuite.

A very large office completes the second-storey retreat.

Roosenburg says she designed the house to maximise its land area and functionality. "I wanted to utilise every square inch of the space," she says. "It's stylish and practical."

It also has excellent storage, ducted heating, cooling and vacuum systems, and off-street parking.
