The vendors have lived in the home for almost 40 years and enjoyed entertaining there. "It has been a house in which we have had a lot of fun," she says.
The couple moved into the house in centrally-located Richmond Terrace in 1983 and renovated in the mid-1980s, undertook more work in 2010 then in 2017 refurbished the kitchen and added an ensuite in one of the bedrooms.
The home also features secure gated rear and side access, excellent storage, heating and cooling, and a multi purpose laundry, shower room.
"What I love about this house is that it lives and breathes," she says. "We have windows facing north, south, east and west and it is full of light. We always feel happy in the house because of that.
"In summer, when there is a cool change, we open up the back southern windows and the front door, and the beautiful southerly change comes through. We call it 'The Swan St doctor'.
"Along with the sense of light, I love the house's flexibility. It's great to have choices and options. Over the years, we have changed where the bedrooms and the living areas are."
The vendor summed what she liked about the area in one word. Convenience.
"Being in Richmond, we can walk everywhere. We can walk to the city, we can walk to restaurants. We have even walked to restaurants in Carlton."
The neighbourhood is another aspect that appealed to them.
"The community here is just fantastic and many have been here as long, or longer, than we have and it has been a very close knit, supportive community."
The couple is selling to venture out on a tree-change.
"I come from the country originally and I've always wanted to get back to a few acres in the bush somewhere and still be close to a regional town," she says.
"We are looking around the Ballarat area. Being in Richmond for so long, we just want to spread our wings a little bit."
