"We entertain a lot and the whole place is very functional for that," Grose said. "I thought the floor plan was excellent because there is absolutely no wasted space, with good-sized living and dining areas."

The locality proved to be a surprise for Grose. "I think Abbotsford is a real hidden secret of Melbourne," he says. "I had lived in South Yarra and I never thought I would cross the river, but Abbotsford is great. It is green and we have a beautiful outlook.

"I walk to the city, I walk everywhere. It is so peaceful. The cafes around here are spectacular and there are new ones popping up all the time."

In terms of shopping, 200 metres up the road is The Hive shopping complex, with a Woolworths and boutique shops. About 1km away is Victoria Gardens and Bridge Rd, with its shopping and restaurants

There is easy access to Collingwood and North Richmond stations as well as the trams of Victoria St.
